The most common story we hear from clients abroad is not about price. It is about a cousin, an uncle, or a friend of a friend who was sent money for a plot that either does not exist, is owned by someone else, or was sold twice. The Nigerian land market has never lacked opportunity. What it has historically lacked, for the buyer six thousand kilometres away, is verification.
Replace trust with process
The concierge model exists to remove the single point of failure — the individual you hope is honest — and replace it with a documented process where every step produces evidence you can read yourself.
It begins with a title search at the state land registry, ordered in your name, returned as a document rather than a phone call. It continues with a survey plan lodged and charted, confirming the plot is not inside an acquisition zone. Then a physical inspection, filmed on a timestamped walkthrough with a geolocated pin, so you see the boundaries and the neighbours rather than a stock photograph.
Escrow, not transfers
No client should ever wire the full consideration into a personal account. Funds move into a regulated escrow arrangement and release only on documented milestones: verified title, executed deed, registration lodged. Escrow is not a convenience; it is the mechanism that keeps your money and the seller's performance tied to the same clock.
Documentation you can hold
A remote close should end with a physical file: the executed deed of assignment, the registered survey, the receipt of registration, the payment schedule, and the correspondence trail. If a transaction cannot produce that file, it has not actually closed — it has only been paid for.
Time zones are a feature
Clients in London, Toronto, Houston and Dubai run their inspections in the Lagos morning and review documents in their own evening. Handled properly, the distance stops being a vulnerability and becomes ordinary logistics — the same way people buy property in cities they do not live in everywhere else in the world.
Talk it through
Every article here comes from live transactions. If this one touches a decision you are weighing, a Zifort advisor will walk you through it — no obligation.
