Trust in real estate is not a feeling. It is a checklist that someone actually completed, on a date, with their name against it. Ours runs to forty-two points across four categories. This is the abbreviated version.
Title and legal
Registry search returned in writing. Chain of assignment traced to the original grant. Governor's Consent obtained at every transfer. Survey charted and confirmed outside acquisition. Excision gazette sighted where applicable. No subsisting charge, caveat, or court process. Seller's identity and capacity to sell verified.
Physical and planning
Boundary walk conducted with the survey plan in hand. Beacon numbers matched to the chart. Topography, flood exposure and drainage assessed in the rainy season, not the dry one. Access road confirmed to be a real road with a real right of way. Planning permission and setbacks reviewed against the intended use.
Commercial
Comparable transactions sourced within the last six months, not the last six years. Price benchmarked per square metre against verified sales rather than asking prices. Payment plan modelled to show total cost, not monthly comfort. All fees disclosed in writing before reservation — legal, survey, development levy, consent.
Delivery and after-sales
Developer track record inspected on site. Milestone schedule confirmed. Handover standard documented, room by room. Snag process and warranty period agreed in writing. Named advisor assigned for the life of the file.
Why publish it
Because a checklist you cannot see is indistinguishable from one that does not exist. If a listing on this site is missing a point, we say so on the listing rather than quietly hoping you do not ask. That is the whole architecture of it: nothing about a Zifort transaction should depend on you trusting us more than the documents do.
